About Headwater Diligence

Experienced Colorado water review, built for real estate timelines.

Headwater Diligence exists because a well permit rarely tells the whole story at a glance. The details matter: the use, the parcel, the record history, the missing pieces, and whether the paperwork supports the transaction in front of you.

Who we are

Led by an expert founder.

Headwater Diligence is led by a founder who has spent more than 20 years developing a close working knowledge of Western Slope water, Colorado River issues, local government, land use, and the public records that sit behind them.

Since 2024, that work has included working with water rights attorneys as a consultant, bringing close-records discipline to transaction and diligence work.

Why we built this

Well permits and verifications have become a specialty for a reason.

The records are public. The answer is not always obvious.

Colorado well records can be scattered, old, incomplete, or hard to match to the property being sold. A permit may exist, but the transaction question is usually more practical: does the record support the current use, the parcel, and the closing timeline?

!

Completeness requires a trained eye.

Small gaps can matter: mismatched owner names, unclear permitted use, missing completion records, parcel changes, or facts that suggest the buyer should slow down and ask better questions. This service was built to review those details quickly and clearly.

The goal is clarity before the deal gets stuck.

Our work is designed for attorneys, title companies, brokers, and buyers who need a practical read on what exists, what is missing, what could delay closing, and what to do next.

Expert diligence support, not legal advice.

Headwater Diligence supports record review, well verification, permit filing preparation, and practical issue spotting. We do not replace counsel, and our work is not a substitute for legal advice from a qualified water rights attorney.
